Seeks To Lease Office/Flex Space

San Antonio, Texas





The United States Government seeks to lease office/flex space consisting of approximately 35,735 rentable square feet in San Antonio, Texas and surrounding areas within the following delineated area: North – Intersection of I-35 & Loop 1604; traveling Southwest on I-35 to Loop 1604; traveling East then North on Loop 1604 to I-35.



The space must be able to yield a minimum of 31,074 ANSI/BOMA Office Area square feet with ample parking spaces both secured and surface. Parking requirements are as follows: 4 secured spaces and 75 surface spaces. The set-back requirements are 50 feet. The proposed lease is for fifteen (15) years with ten (10) years firm and must be fully serviced. Space must be ready for occupancy no later than August 18, 2010.



All space offered shall be a combination of office, special use space such as lab/production area, and other secured areas, etc in a single story building with sole tenancy. Locations must provide two (2) loading docks that will accommodate various height trucks plus a ramp that is suitable for a forklift. Offered space must be able to accommodate a depressed slab with a flush raised floor and high-bay ceilings in column-free production bays/staging areas of approx 10,000 square feet and have a minimum of nine (9) foot ceiling height in the general office area. Land sites will also be considered for new construction opportunities.



Additionally, space must be located in a business park district with attractive, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Offered space must be vibration free and cannot be located near airports, railroads or fronting main thoroughfares. Underground utility infrastructure must be available to provide 208/120 volt, 3-phase/4-wire service, natural gas, fiber (DS3) and T-1 service available from the street to the building. All services, utilities and tenant improvements must be provided as part of the rental consideration. The offered space must meet Government requirements for security, fire and life safety and handicapped accessibility.
