Standard Refrigeration Co., Inc. is a mechanical and electrical contracting firm established in Puerto Rico since 1947. On a 5 acre lot of land, just outside San Juan Metropolitan Area, the 9,600 sq.ft footprint two story office building was developed and became operational in 2006. The building serves as an administrative building and has an air conditioned area of 12,000 sq.ft. The building was designed, built and is being maintained as a LEED Building. Most credits were obtained from the mechanical, HVAC, plumbing, and electrical trades helping it reach the U.S. Green Building Council's highest rating; Platinum Certification.
The building's metal roof is covered with Eraguard 1000 - an ENERGY STAR product with a reflectivity of 0.84 and an emissivity of 0.94 as determined by astm 408. The buildings walls have two inches of styrofoam insulation throughout and a positive vapor barrier consisting of paint and polyethylene plastic.
The office building requires one ton for every 750 sq.ft. of area. The air conditioning system consists of a custom-made air handling unit manufactured by Standard Refrigeration that consists of R20 panels (aluminum covered on both sides except for the floor panels which are covered with stainless steel), an adjustable pitch vane axial fan for optimum energy efficiency achieving variable air flow and a very high static efficiency of over 75%. An energy recovery unit (enthalpy wheel) recovers the energy (85%) of the exhaust air into the make up fresh air. A BMS system controls and monitors all mechanical, electrical and plumbing functions.
The air handling unit filtration system consists of MERV 15 fliters and UV-C lights. We achieve continuosly very low particulate count of less than 1,000,000 particles per cubic meter of 0.5¼m size which is equivalent to an ISO class 8 clean room.
Urinals and water closets are low flow type electrically actuated and use rain water collected in a 40,000 gallon cistern. Hot water service is obtained from solar collectors and a storage tank mounted on the equiment pad. Electrical consumption in the building is measured by four Enervista G.E. meters, connected to the BMS.
Although the building was given ENERGY STAR rating of 93 on December 2007, at the present time our rating is 94. We have placed an order fo 40kw photovoltaic cells which should make our building independent of the Electrical Power Co.
