Space Use Information - Hotel/Motel

Hotel/Motel applies to buildings that rent overnight accommodations on a room/suite basis, with a bath/shower and other facilities in most guest rooms. The total gross floor area should include all supporting functions such as food preparation and restaurant space, laundry facilities, exercise rooms, health club/spas, lobbies, atria, elevator shafts, stairways, storage areas, etc.

 

Below are the descriptions of the data entry fields for the hotel/motel space type:

1. Upper Upscale

Hotels in the upper upscale category include branded and independent properties realizing the top 10 to 15 percent room rate within their local market. In many markets, these hotels have the most complete in-room and property-level amenity packages among all hotels (including meeting space and on-site retail stores). In certain markets, such as Manhattan, few property-level amenities may exist. The upper upscale category includes only full service-hotels.

2. Upscale

Upscale hotels fall into a price tier just below upper upscale hotels. Specifically, these full-service hotels have room rates in the highest 25 to 30 percent of all hotels in their markets, but not the highest room rates. Service levels and amenities in upscale hotels are slightly below those found in upper upscale properties.

Hotels that offer some business and recreational amenities fall into the Midscale category. Midscale hotels may or may not offer food and beverage services, and achieve average daily room rates between the 40th and 70th percentile of the room pricing structure of the local market.

4. Economy and Budget

Economy hotels are truly limited service properties by virtue of having limited amenities and no on-site food and beverage services (except for morning coffee and light breakfast). This inclusive category contains properties in the bottom 30 percent price tier of the local market.

 

Typically, these hotels are less expensive to build than midscale hotels, thus the quality of their interior and exterior spaces and convenience to business centers does not reach the level of midscale hotels.

5.  Resort

Hotels that cater mainly to vacationers or tourists (rather than overnight, more transient travelers), and usually offer more recreational amenities and services than other hotels. A resort may have attractions on the premises that can make a self-contained vacation experience, such as multiple pools, shops, or spas.

 

6. Extended Stay

Hotels that focus on attracting hotel guests for extended periods of time. Extended stay hotels usually provide suite rooms with kitchenettes to full kitchens, laundry facilities, and are fully furnished. These properties often quote weekly or monthly rates.

 

Food Facility

Space currently in use to operate a full service kitchen(s) and dining area(s) within the hotel. This can include a restaurant and/or banquet/conference facility.  If the hotel's food service consists of only continental breakfast service or other prepackaged or light offerings that do not require a full service kitchen, please answer "No."

Gross Floor Space

The total gross floor area is measured between the principal exterior surfaces of the enclosing fixed walls and includes all supporting functions such as kitchens and break rooms used by staff, storage areas, administrative areas, elevators, stairwells, atria, vent shafts, etc

NOTE: The floor area of all Computer Data Center space(s) cannot exceed 10% of the Facility’s gross floor area (not including Garages and Parking Lots).

 

Number of Rooms

The total number of hotel rooms available within a given hotel property, including occupied rooms, non-occupied rooms, rooms in the process of being renovated, and permanent house use. This is the number of rooms typically found in a travel guide that describes specific hotels and general features, including the number of rooms.
