The Smith Barney Tower is a premier commercial Class "A" office building, located in the Golden Triangle area sub-market of San Diego, California.  It is situated among a 17-acre park-like environment.  As with all of its office buildings, Equity Office understands the unique needs of its customers, and strives to meet those needs while managing energy consumption, without sacrificing tenant comfort or building operation.

Equity Office is extremely committed to energy conservation.  In 1997, Equity Office worked closely with a local utility company to completely retrofit the building's lighting system to energy-saving two-lamp T-8 fixtures with electronic ballasts.  In addition, Equity Office works closely with the general contractor on tenant improvement work to insure that energy-saving measures are a part of each build-out. Examples include requiring motion sensors in each office and open area, LED exit signs, as well as the utilization of compact fluorescent bulbs wherever possible.  

The Smith Barney Tower's energy management system was installed as part of the base-building buildout, allowing Equity Office to maximize energy efficiency in this building.  In 1999, as part of Equity Office's commitment to Y2K upgrades, the energy management system was replaced and made Y2K compliant, insuring continued tenant comfort and energy efficiency for years to come.  The building automation system has complete control over all central plant operations, lighting operations, and offers the tenants the ability to access after-hours HVAC.  The Smith Barney Tower has the added benefit of being designed with a waterside economizer system. This system provides extremely energy efficient cooling without the need to use mechanical cooling.  By utilizing this system, Equity Office receives the benefit of being able to shift a large part of its energy consumption to less costly energy rates.

We are also reducing energy costs by systematically maintaining the mechanical equipment with Equity Office's Windows-based preventative maintenance program.  This enables us to consistently meet maintenance frequency levels for maximum operating efficiency.  Considerable time is invested in training each and every member of the engineering staff to implement and be aware of potential energy-saving opportunities.

Equity Office is committed to educating customers and vendors as an important piece of the energy efficiency puzzle.  Equity Office continually emphasizes to our vendors the need to reduce energy consumption and has successfully partnered with local vendors to keep energy consumption at a minimum.
