Developed, owned and managed by Hines, 20 N. Martingale is a six-story, 342,000-square-foot, low-rise office tower, part of the two-building Woodfield Preserve office development in the Chicago suburb of Schaumburg. Its design, by Wright Architects, is intended to acknowledge the property's setting: a natural stone base harmonizes with the landscape, while ample glass provides sweeping views of the adjacent Ned Brown Forest Preserve. This attractive setting does not detract from the convenience of 20 N. Martingalea's location just one block west of the Eisenhower Expressway.
Completed in 2001, 20 N. Martingale's design includes a number of advanced, highly efficient original design features. These features, combined with active management of the property's energy consumption, led to the property earning the ENERGY STAR. An example of an efficient original feature is the under-floor HVAC system which allows individual workstation occupants to set climate control parameters to meet their specific needs. A comprehensive building automation system gives property management considerable control over the overall operation of HVAC systems as well. The number of refrigerant compressors used under normal conditions was reduced without affecting tenant comfort, night set-back temperatures were reduced, and start times are set manually on a daily basis, keeping them constantly in tune with actual conditions and demand. The success of all of these efforts is measured through constant monitoring of 20 N. Martingale's hourly and daily energy consumption.
