COMPLETE PROPERTY DESCRIPTION

 

 

Description of a  5.00 acre partition of the remaining W. A. Sigler property as recorded at Deed Book 1620, Page 486, said property being located on the North side of Highway 51 and being situated in the First civil District of Shelby County, Tennessee.

 

Commencing at a found rebar in the North Right of Way line of Highway 51, being he Northeast corner of the remaining W.A. Sigler property as recorded at Deed Book 1620, page 486, which this 5.00 ace partition is a part, also being the Southeast corner of the Radha Bakshi (FR-0333) property, which was originally a part of the Sigler property, thence in a southwestwardly direction, along the North Right of Way line of Highway 51, also being a South line of Sigler, South 48 degrees 25 minutes 00 seconds West, being 90 feet to a point of curvature; thence continuing in a Southwestwardly direction, along the North Right of Way line of Highway 51, and a South line of Sigler, being 90 feet North of and parallel with the centerline of the Southbound lane of Highway 51, along a curve to the left having a radius of 5819.58 feet, a delta angle of 01 degrees 43 minutes 45 seconds West, and a chord length of 175.64 feet to a set rebar, being the “TRUE POINT OF BEGINNING” of this 5.00 acre partition; thence continuing in a Southwestwardly direction, along the North Right of Way line of Highway 51, also being a South line of Sigler and this partition, being 90 feet North of and parallel with the centerline of the Southbound land of Highway 51, along a curve to the left having a radius of 5819.58, a delta angle of 01 degrees 47 minutes 12 seconds a tangent length of 90.75 feet, an arc length of 181.48 feet, a chord bearing of South 45 degrees 47 minutes 38 seconds West, and a chord length of 181.47 feet to a set rebar being the southeast corner of said partition; thence in a Northwestwardly direction along the South line of this partition, North 74 degrees 14 minutes 33 seconds West, a distance of 1428.76 feet to a set rebar in a North line of  the remaining oSigler property and this partition and a South line of the Shelby County property (for the use and benefit of the Chickasaw Basin Authority-CJ-4783), being the Southwest corner of said partition; thence in a Northeastwardly direction, along a North line of the remaining Sigler property and this partition and a South line of the Shelby County property (Chickasaw Basin Authority), North 63 degrees 45 minute 43 seconds East, a distance of 234.80 feet to a set rebar, being the Northwest corner of this partition, thence is a Northwestwardly direction, along a North line of this partition, South 74 degrees 14 minutes 33 seconds East, a distance of 1345.09 feet to the “RUE POINT OF BEGINNING” and containing 5.00 acres, more or less.
